5 Unwritten Rules and Regulations in Subdivisions

Sense of community and unity – these are the virtues that the subdivision lifestyle represents. As community-loving Filipinos, it’s not a surprise that this type of developments are so in. Subdivisions are everywhere in the Philippines today. Bulacan, Laguna, and even Makati are peppered with townhouses inside prestigious locked gates.

But what makes subdivisions so ideal for many Filipinos? Subdivisions are a hit to Filipinos who are starting a family and raising children. It gives their children a chance to live in a single community, have steady friends, and grow up with a sense of security. If you’re a private person and have no plans in having a family, then subdivisions are probably not for you.

Another benefit is that it’s close to key establishments. Some subdivisions are located near schools and malls. There are even subdivisions that have their own hospitals. Sunday family bonding are not hard since subdivisions have their own club house where families can have a quick dip in the pool and enjoy a picnic.

1. Homeowner’s association

Each subdivision has their own Homeowner’s Association. This association is there to manage some of the community aspects of subdivision-living such as creating events, maintaining the cleanliness of the streets, and etc. Homeowner’s Association is also there to help dwellers with their needs just in case disaster strikes like sudden fire or burglary. Joining Homeowner’s Association is totally voluntary according to the law. It’s up to you if you want to join.

2. Security

Of course, subdivisions are pretty much strict when it comes to guests that are going inside the premise. When a guest is going to visit, make sure that you call up the security first so that your guest will be able to get inside.

3. Changing the design 

Houses inside a subdivision often have the same design i.e. the color of the paint and the structure. Some subdivisions prohibit the owner to change the external design of the house, unless of course, the only thing that you bought is the lot. Ask the agent or the developer if it’s okay to change the design of the house.

4. Loud and extreme behaviour

In order to make sure that the sanctity of the neighborhood to intact, some subdivisions have regulations about loud or extreme and unnecessary behavior. If some couples are fighting and it’s heard all over the neighborhood, the Homeowner’s Association or the property manager often come in to solve the problem or to tell the couple to take it down a notch. Same goes with owners who turn up the volume of their radio, have loud parties, or have excessive karaoke.

5. Added fees

Much like in condominiums, subdivisions also have added fees. But unlike the latter, subdivision fees are not monthly. These fees only occur mostly when you’re part of the Homeowner’s Association. Or when there are issues that need to be address and only money can be solved, such as helping in making the country club better, etc.
