While COVID-19 slowed down a few real estate developers, SMDC has stayed active during the pandemic in order to meet the evolving needs of property buyers. The Philippine real estate market is not only trying to adjust to new trends, but also cope with a housing shortage across the country that must be met.
SMDC recognized that both are being driven by younger Filipinos who comprise an estimated 70 percent of the workforce. That is why the homebuilder has focused on meeting both the livability and investment needs of young property buyers and OFWs with its new projects.
“SMDC developed residential features designed to meet the multi-faceted needs of young Filipinos,” SMDC President Jose Mari Banzon told the Manila Standard. “The residential designs of our developments include powerful connectivity, shared working spaces, accommodating towards ride-sharing services and many features geared towards wellness, safety, and security – hallmark features of any modern living space.”
Throughout the COVID-19 pandemic, SMDC targeted projects in central locations that provided opportunities for growth. This included Metro Mania’s key business districts as well as up-and-coming destinations such as Luzon, Visayas and Mindanao.

One thing the homebuilder has focused on in these areas is providing affordable yet luxurious living. SMDC believes when you place these types of projects at strategic locations near retail centers, business districts, transport hubs, medical facilities and government buildings, the benefits for residents are maximized.
Of course, location is only part of the equation. According to Banzon, SMDC had been incorporating designs that made the units and common areas in its condo projects work-from-home friendly.
“A commercial strip, which is a standard feature in our developments, is perfect for work-from-home as the residents can get everything they need without leaving the complex,” Banzon noted.
