And the government is listening. The Real Estate Service Act of the Philippines or RESA Law ensures that all real estate brokers are qualified to sell property and guide home buyers into the process. Here are the rigorous steps that wannabe brokers go through in order to get that license.
Examination
The first step into becoming a real estate agent is to pass the Real Estate Broker Licensure Examination. The Professional Regulations Commission or PRC is the one who handles the examination. Before entering the exam, you must first complete a four year degree and have earned 120 units of Continuing Professional Education.
Complete the docs
Once you pass the exams, you must now complete the following documents that will submit to the PRC:
- Photocopy of birth certificate or a copy of your passport
- Transcript of records and college diploma
- Clearance from the National Bureau of Investigation
- Community tax certificate
- Four passport sized pictures
Learn the ethics
Passing the examination is simply not enough. A good real estate agent must know the basic ethics of his or her job. He or she must also know the specification of the job that he or she is handling. A misconduct of handling the profession is worse than not passing the licensure exam.
The basics ethics of a real estate agent are the following:
- Not advertise listings without the permission of the client.
- Make sure that everything, from the contract to the verbal agreements are available in writing.
- Not accept any job that is beyond his capabilities, a job that may become a hinder to his clients or to his own image.
- The RESA law also prohibits real estate agents to render opinion in any property without properly investigating its history and full information.
- Licensed real estate agents are bound to protect the confidentiality of the client.
The very reason why real estate agents want to become licensed is because of the pride that it will give them. It will also ensure future clients that the agent that they’re dealing with is reliable and trustworthy because they are bound by the law.
