Philippines’ priciest pad and the country’s most expensive and luxurious residential development has been launched by Ayala Land Premier (ALP), the top-tier specialist developer unit of Ayala Land Inc.
Park Central Towers (pictured), which media reports this week have suggested has a combined value of PHP 20.5 billion, has already sold one of its top units with a price tag of PHP 477 million.
“ALP competes in a valuable segment in the market. The players are very select, and it is by delivering these one-of-a-kind properties in choice locations that ALP handily distinguishes itself,” ALP’s Managing Director Jose Juan Jugo told the media this week.
The top-tier development will be an ultra-luxury, two-tower development at the corner of Paseo de Roxas and Makati Avenue.
The 69-storey Park Central South Tower, worth P20.5 billion, will rise across Ayala Triangle and have 281 private residences with 12 different unit designs ranging from a two-bedroom unit at 138 sqm to a three-level penthouse unit at 1,635 sqm – including of a limited common area and 281 sqm pool deck.
“Park Central South Tower will sell for an average price of about PHP 300,000 per sqm. Unit prices range from PPH 32 million to an unprecedented PHP 477 million, with an average unit costing close to PHP 80 million,” said ALP Head of Sales Mike Jugo.
Surely in the running for one of Philippines’ priciest pads at the very least.
He added that so far 40 percent of the project, or 116 units, has been sold with a total value of PHP 8.3 billion in a preview sale to their most valued clients.
“There are typically only five units per floor, and since most units have their own dedicated private elevators, well-heeled residents will likely not see each other in the elevator lobbies or lifts,” added Juan Jugo.
The renowned Leandro V. Locsin & Partners collaborated with boutique luxury Singaporean architectural firm Soo Chan Design Associates (SCDA) and Japanese design group Studio Taku Shimizu to create the iconic design for the structure, befitting its exceptional address in Makati’s central business district.
