What should I do when my tenants are late to pay the rent?
This is the most common question that landlords often ask. How should they deal with a renter who always pay late? The answer is simple: ask them why. Ask them when do they get their month’s salary and maybe create a new payment schedule so that they can adjust. If the tenant is in the middle of a financial crisis then try to find out when they can pay for the rent.
I’m planning on selling my property…when should my tenant vacate?
This is a tricky situation. As a landlord, you should ask the future new owner of the property if they are willing to continue the rent service that you are currently offering. If yes, then simply tell the tenant about the changes and let them communicate with the new owners. If not, then you must tell your tenant about the situation and give them at least a whole month to find a new property.
Who is responsible for the utility system repairs?
The landlord holds the responsibility for any utility system repair. This includes electricity and plumbing issues, change of locks, light bulbs and so on.
What if my tenant wants to break my lease?
Breaking the lease is a common problem that landlords face. If the tenant is in a fixed term then he or she should pay for a certain fee for breaking out a bit earlier. Of it’s a month by month basis then ask the tenant to stay in the property right until you find a replacement.
How should I tell my tenant that they are noisy?
On the first meeting with your tenant you should already establish rules that the both of you will follow in order to maintain a good relationship. Tell your tenant that you do not allow pets or too much noise. If they have been noisy once, kindly tell them not to repeat it again because of certain reasons (i.e. you can’t fall asleep, or you have a baby in your house). If they do it repeatedly and did not stop you have the right to remove them from your property.
