Hotel-branded residences in Southeast Asia have been popular for some time now, although the Philippines hasn’t been as quick to jump on the trend. That could be changing, however. There are a few notable projects in this segment and more are coming after Banyan Tree unveiled The Banyan Tree Residences Manila Bay.
This will be Banyan Tree Group’s first hotel-branded residences development in the Philippines after successful launches in Thailand, Indonesia and Vietnam among other locations. The hospitality player has teamed up with TransAsia Construction Development Corporation to make the project a reality.
The Banyan Tree Residences Manila Bay will be located next to Okada Manila and is part of the Manila Bay Sustainable Development Master Plan. In addition to stunning sunset views, residents can enjoy life in a bustling part of the city that’s close to Makati, Ninoy Aquino International Airport, resorts and shopping malls.
In addition to the hotel-branded residences, the three-tower project also contains a luxury hotel and a high-end retail space. Importantly, hotel guests and residents have separate amenities and entrances to ensure the best possible experience.
Those living here will have access to a range of services, including concierge and access to the spa. Unit owners interested in investment can take advantage of rental services provided by Banyan Tree. The development is slated to open in 2025.

Notable hotel-branded residences in Metro Manila
The Banyan Tree Residences Manila Bay will join a handful of other hotel-branded residences in Metro Manila. The Residences at The Westin Manila Sonata Place from RLC Residences just may be the most well-known project in this segment.
As the first Westin-branded residences in Southeast Asia and one of the first branded residences to be launched in the Philippines, The Residences at The Westin Manila Sonata Place was tasked with elevating the luxury residential experience in the country. The project, which won Best Luxury Condo Development at the Dot Property Philippines Awards 2021, provides a bespoke residential experience unlike anything currently found.
Elsewhere, Mövenpick Hotels & Resorts launched the Mövenpick Hotel & Residences Quezon City in 2018. While scheduled to open in 2021, COVID-19 saw this project delayed.
